HOA Annual Dues Increase
· $100 annual dues increase to cover increasing expenses
BY-LAW & CONSTITUTION PROPOSED CHANGES
1. Remove all mention of Liens in Bylaws (Article IX Section 4 removed entirely,
Section 5 modified, Section 6, Article XI Section 2).
2. Remove first two sentences of Bylaws Article VII, Section 3 “Each member shall be
entitled to one vote. Husband and wife owning by the entireties shall each be entitled
to one vote. ” Voting entitlement is described in 7harbors Constitution article 4 section
3, which was voted on July 18 2019”.
3. Remove wording in Bylaws Article III Section 1 and 2 regarding rotating board positions and two year terms.
4. Change limit of Proxies that may be carried in by a member into a voting meeting
from 5 to 1.
5. Add statement to Article VII, Section 3 of Bylaws, stating the limit number of proxies
(either 1 or 5, depending on outcome of voting option 4) that may be carried in to the
voting meeting by a single member.
6. Add sentence to Article VII, Section 3 of Bylaws, stating “Refer to Article 4 section 3
of the Seven Harbors Constitution for voting entitlement”.
7. Remove wording regarding 25% annual dues penalty from Article 9 Section 5 of the
Bylaws and Article 3 section 2 of the Constitution.
8. Remove reference of Membership cards from Article XI Section 1 of the Bylaws.
9. Remove this sentence “No poultry, cattle, horses, fowl, or swine shall be kept within
the Association as pets or for livestock purposes. ” from Article XIV Section 1 of the
Bylaws, and replace with the words “follow Highland township code of ordinance.”
10. Article 4 section 1 of the Constitution, change wording from “Only paid-up members shall have a vote. Members who have not paid their maintenance fees, special
assessments or penalties up to date may not have a voice and may not have a vote.”
Replace with original verbiage: “Members who have not paid their dues up to date
may have a voice but no vote.”
11. Article 4 section 4 of the Constitution, change the limit of non-emergency expenses the Board can approve from $2500 to $10,000
