HOA Annual Dues Increase

· $100 annual dues increase to cover increasing expenses

BY-LAW & CONSTITUTION PROPOSED CHANGES
1. Remove all mention of Liens in Bylaws (Article IX Section 4 removed entirely,
Section 5 modified, Section 6, Article XI Section 2).
2. Remove first two sentences of Bylaws Article VII, Section 3 “Each member shall be
entitled to one vote. Husband and wife owning by the entireties shall each be entitled
to one vote. ” Voting entitlement is described in 7harbors Constitution article 4 section
3, which was voted on July 18 2019”.
3. Remove wording in Bylaws Article III Section 1 and 2 regarding rotating board positions and two year terms.
4. Change limit of Proxies that may be carried in by a member into a voting meeting
from 5 to 1.
5. Add statement to Article VII, Section 3 of Bylaws, stating the limit number of proxies
(either 1 or 5, depending on outcome of voting option 4) that may be carried in to the
voting meeting by a single member.
6. Add sentence to Article VII, Section 3 of Bylaws, stating “Refer to Article 4 section 3
of the Seven Harbors Constitution for voting entitlement”.
7. Remove wording regarding 25% annual dues penalty from Article 9 Section 5 of the
Bylaws and Article 3 section 2 of the Constitution.
8. Remove reference of Membership cards from Article XI Section 1 of the Bylaws.
9. Remove this sentence “No poultry, cattle, horses, fowl, or swine shall be kept within
the Association as pets or for livestock purposes. ” from Article XIV Section 1 of the
Bylaws, and replace with the words “follow Highland township code of ordinance.”
10. Article 4 section 1 of the Constitution, change wording from “Only paid-up members shall have a vote. Members who have not paid their maintenance fees, special
assessments or penalties up to date may not have a voice and may not have a vote.”
Replace with original verbiage: “Members who have not paid their dues up to date
may have a voice but no vote.”
11. Article 4 section 4 of the Constitution, change the limit of non-emergency expenses the Board can approve from $2500 to $10,000

ATTENTION BOAT SLIP ASSIGNEES and your 2024 Annual Membership Payment due by March 1st, 2024

Please remember that all boat slip owners are required to send in the annual HOA membership dues, by check or through using electronic payment options in our membership area, no later than March 1st, 2024. A late payment can result in your loss of the boat slip assignment for the entire season and your name will be added back to the waiting list.

Highland Township has implemented a 3 year SAD for White Lake Improvement Board for our HOA boat slip assignees.  Instead of billing the individuals though their property taxes Highland Township is billing the HOA. We are in turn billing the slip holders in an effort to simplify the process.  This is not an increase in membership fees as the $18 goes directly to the township. If you have questions about what the assessment is for, please contact the White Lake Improvement Board or the township.”

Please pay the SAD using the payment option shown in the example in the member’s section:

Total should be $18.78, this includes the 78 cent online payment fee.  If you pay by check, please do not include the.78 cent fee and add the 18$ to our annual dues amount.

Greetings neighbors!

We hope 2024 finds you well.  Your Seven Harbors Board has a few announcements and reminders to share with you:

1. We will have a General Membership meeting at 7pm on Monday, February 26, 2024 at the VFW. Please note the new rules state we must not enter through the bar door entrance (unless you are an active VFW member).  The side entrance to the meeting room will be unlocked. Please join us to kick off the 2024 neighborhood projects!

2. Be on the lookout for your 2024 Maintenance Fees slips in your mailbox/email (however you have elected to receive).  Reminder, our maintenance fees cover many things to keep our property values up and our neighborhood the welcoming and desirable community that it is.  Your annual fees cover snow removal, road repair, seawall repair, boat launches, groundskeeping for our community spaces, and much more. 

Note: if you are assigned a 7H slip on White Lake, you will see the additional $18 SAD from the White Lake Improvement Board on your fees. If you have any questions about this please reach out to us at contact@sevenharbors.org

Additionally, if you are an assigned slip holder or are on the waitlist remember your fees are due March 1. There is a slip information form required which is on our website.

3. Are you skilled with website content and/or social media? We are in need of a new communications chairperson!  We need a volunteer to maintain our website, and help with communications.  If you are interested or knows someone who is, please contact us! contact@sevenharbors.org

4. Do you love our Fourth of July parade and picnic? What about Easter egg hunts, golf outings, etc? We are seeking volunteers to lead events in the neighborhood. The board has plenty of supporting information to help you – but without someone to lead each event, they will not succeed this year in 2024. If you are willing to be a chair or co-chair for one of our events reach out to us.  Help 7 harbors continue to be the fun community you know and love!

5. This winter – please remember the salt/sand barrels are self-serve. If you see a slippery spot, please toss a few scoops out for the next person. If you live or walk near one of our barrels, please check it occasionally and if it’s empty – contact us at contact@sevenharbors.org -we will have our contractor fill it.

Please keep our roads accessible and free of obstacles at all times!!

Dear neighbors and friends, we all know how important it is that we allow emergency vehicles and also our snow plowing services to access our roads at all times and to keep our roads free or snow and ice as much as possible.

We would like to reach out to everyone to remind all of us to keep our roads accessible and to ensure we do not block them unnecessarily by e.g. parking vehicles, trailers or any other obstructions.

Thank you all and if you notice a situation where a blocked street might cause an issue, please talk to your neighbors and ask them nicely, which might resolve the issue quickly.

Remember that the lake does not freeze evenly. Beware of areas, such as between the 7 Harbors Point and Dawsons Island, that do not freeze well.

New SAD Dues 2024-2026 by White Lake Improvement Board for 7 Harbors Boat Slip Holders

To all 7 harbors current Slip Holders:

As reviewed at previous 7 Harbors general membership meeting in October 2023, the White Lake Improvement Board (WLIB) has worked with White Lake and Highland townships to renew the special assessment (SAD) for White Lake maintenance items. Refer to your tax information from the township for details.

New for 2024-2026, the WLIB is assessing an additional $18 per slip for neighborhood slips like we have in 7 harbors. Highland township is billing 7 harbors directly; therefore this $18 annual SAD charge will be passed on to white lake slip assignees via your annual bill for simplicity.

Note: This IS NOT an increase in your 7H membership dues, merely a pass through of the WLIB assessment. Slip assignees will see the additional $18 each year for 2024-2026.

Please ensure, if you are a current boat slip holder within 7 Harbors, to add this additional 18 USD to your annual HOA dues, which have to be paid by latest March 1, 2024.

If you do select electronic payment option Dues Payments & Donations Electronic Payment Option, please select the additional payment options for past dues or other fees to pay the additional 18 USD SAD as a separate payment, after you paid your annual HOA dues. If you choose to pay by check, please add the additional SAD Fees (if applicable) to the HOA Dues Amount.
